Phase I Environmental Assessment

The purpose of a Phase I Environmental Assessment is to reduce the risk and exposure of recognizable environmental conditions that may decrease the value of a property. A Phase I Assessment utilizes all appropriate inquiry into the previous ownership and uses of the property consistent with good commercial practice.

Scope of Services:

A Phase I Assessment is completed to identify recognized environmental conditions or the presence or likely presence of any hazardous substances or petroleum products on a property under the conditions that indicate an existing release, a past release or a material threat of any hazardous substances or petroleum products into structures on the property or into the ground, ground water or surface water on the property.

  • Site reconnaissance of the subject site: our purpose at this stage is to identify potential sources or indications of chemical contamination through visual observation.
  • Historical information is reviewed to identify previous owners/occupants who possibly used, generated, stored, treated or disposed of chemicals or hazardous materials on-site.
  • Historical aerial photographs are also evaluated.
  • Environmental questionnaire, completed by the owner regarding the past and present environmental conditions on-site are analyzed.
  • Regulatory records are reviewed to identify use, generation, storage, treatment or disposal of hazardous materials, or release of such materials, which may impact the site.
  • Topographic maps are reviewed to determine geology and topography in the vicinity of the site.
